I’d say C4D is your best best, as it has the shortest learning curve of any of the serious 3D apps. However, I agree with Chris; it’s a suicide mission unless the deadline is two years away.
To be honest, none of the programs you listed are best for architectural modeling. For that you’d be better off with a more CAD-like program such as Sketchup, Archicad, VectorWorks, FormZ, etc. Many people use these in conjunction with Cinema for animation and rendering.

That’s the best way to do it. The only downside is that you can only animate the end point of the sweep–not the start point. That’s where the path deformer plugin comes in handy.
Yeah, extruding a rectangle along a path would be a much better way to do it unless you need to animate the cube moving along the spline.
You should use hyperNURBS with your current setup instead of using the subdivide command. HN will smooth and divide your mesh, but it’s procedural so you can turn it off (or turn down the subdivisions) for easier scene navigation.
There are raster codecs that work within Flash, that can provide very good compression and streaming. I use Wildform’s Flix Pro to produce .swf files. But there are lots of choices, including Quicktime, .mpg, .avi (DiVX codec), .wmv, etc.
