Why do you have to render? Do your sequence settings match the camera codec?

One technique is to move the SD footage to layer 2 and leave it as unstretched 4:3. Copy those clips to layer one and zoom then out 30-40% and then apply a blur to all. That way you have similar edges that are soft and can with certain material look OK. If you want it to have 4:3 aspect and black edges, put a slug underneath and bring the black level up just a smidge.
That way the edges will look black but not be pure black to keep the broadcasters happy. If they are pure black then sometime boradcasters will have problems with automatic aspect ratio converters kicking in live to air. You could also use this idea to put a colored border.
Finally consider Andy Mees elastic aspect plugin which can differentially stretch the image preserving the center.

Start with the manual on how to do a transition from one shot to another. Then try doing a wipe transition with feathering. You might struggle and discover a whole lot of things along the way but when you work it out you will feel good.
It is more important that you learn how to solve your own problems than just let me tell you so that next time you want to work out how to do something you won’t be relying on me or others.
Sorry of that sounds harsh, but learning how to learn is the best thing I can recommend.

Which Apple 720p codec? What did you shoot the original footage on? What is it’s codec and frame rate?
H264 is not an editing codec. This is probably the twentieth time I have typed that sentence in the past few weeks.
Does anyone bother to do any homework or do you just register and post your question without even the slightest attempt to read some of the current posts or do a simple search.

Don’t do the nest. It will behave exactly as if it were the animation codec clip in the timeline and need rendering. It will just be an extra annoyance as a nest.
You might have better playback performance if you were able to make the file as ProRes in AE but you may not have that codec if AE is on a non FCP computer.

If you have to render, I am guessing there is a mis match between the sequence settings and the codec/frame rate/pixel aspect of the clips.
What are those clip settings and what is the sequence setting.

You describe a vertical wipe using the tree as the object to wipe with. Usually the tree is out of focus and the wipe has a soft feathered edge so you match one tree into the other.
Matching the speed of the dolly helps to make this work.

The other reason it matters is that when facilities like mine make decisions about which edit platforms to set up for grading & online we want to know where most of our work is coming from. If it was AVID, then why buy FCP and the use Automatic Duck for each job.
It also gets editors who may be stuck on AVID to at least realise that they need to be able to use more than one hammer to bang in that nail. And most importantly as Walter says, it makes producers feel comfortable about paying for someone like me to use FCS software to finish their broadcast products.
Six years ago when I decided to go with FCP and get back into grading, I chose it because FCP was then being used for over 50% of docos that I was already doing sound post on. This is the sort of information that matters to people who run the finishing facilities that support the editor/carpenters out there. So I really don’t care that you don’t care, but hey, we are there to support you getting the job finished anyway.

Not sure why you are using AIC. ProRes is much more friendly and a much better codec. Importantly what’s your OS & version of FCS?
When I recently setup my 2.9 Nehalem Octo MacPro, SL & FCS3 with an internal 4TB RAID5, I also got a drop frame warning. However, I wasn’t actually dropping any frames so I just turned the warning off and all was well again. Since then I have run 2K ProRes4444 files without any problem.
I think it may be a bug but are you actually seeing any drop frames? I suspect you aren’t actually dropping frames but if you are there may be other aspects to the way your system is setup like how you installed and how you are connecting to your drives.

Well of course the aspect is all wrong because you have changed the size and ratio. FCP remembers the settings from when the files had totally different aspects and sizes, so you will have to go through and change the distort and motion settings.
If you had keyframed moves they will all be wrong as well as they were based on the old sizes.
