This is called ducking. There are programs that will do this for you automatically in post (after the recording is finished but before the production leaves the Vegas timeline). One such program is UltimateS pro from Vasst.com.
Another way to do it is to add a volume envelope to your game audio and double click the line where you want to place a node and then double click again a little to the right of that node and make another one. Then you can click and drag it down to lower the audio. Add to more nodes where you want the audio to come back up and do the same thing but on the second one drag it back up to the original audio level.
It also helps to slightly pan your voice over (VO) to the left or right speaker (I prefer left) when doing VO’s as it helps it stand out just a tad bit more. You will find both of these (volume and pan) if you right click audio event/clip on the timeline if memory serves me correctly. If not, they are both noted in the help file.

You said above that you set aside 10gigs of ram for previewing. That may very well be your issue. Change your ram settings in Vegas to something like 16megs or 32 megs or 512megs and see if your previewing smoothness increases.
Don’t ask me why this works… but it has been known to address choppy previews.

1. This doesn’t sound like the answer based on the fact that other programs and windows is still working, but make sure to clean out your system regularly (rid it of dust).
2. You did not mention your source footage type or what you were doing when it would lock up. Details are invaluable when troubleshooting.
3. It could be an effect you are applying. Have you noticed any common denominator when the window actually locks up?

Can you post some screen grabs of the variations? It would prove difficult if the changes are linear and not a sudden switch as you would have to keyframe the corrections over time to match the change over time produced by the camera. That doesn’t sound fun 🙁
If the change is a sudden switch, take each event/clip and choose which one you want to be your standard. Get it to look how you want and then move on to the second one. Color Corrector and Secondary Color Corrector are your friends. Also Curves can help a lot. Make sure the white balance is set properly to match in each event before adjusting too much. This at least will give you a better opportunity at starting on common ground.
Some other options:
1. Reshoot.
2. Apply some filters to make it look like it was on purpose if that is even possible.
3. Chalk it up to experience and refund the client if there is no way to make it look how it should.j razz

k-lite may do more harm than good. I would suggest removing it or restoring windows to before you installed it. You can replace superior codecs with inferior ones unintentionally.
Download g-spot. Have it analyze your media to find out what codec is in the avi wrapper. Then you will need to find that codec that is suitable for Video for Windows (VfW) and install that codec.

You can use a green screen- easiest (although that is debatable). This involves planning.
You can also use a difference matte. This also involves planning as you have to have a static shot of the background (locked down on the tripod) and then add the talent later.

I know that discs are not cheap but have you tried burning another one just for testing sake? Some players have more fault tolerance than others and some are stricter on standards than others.
I would burn 1 other disc to ensure that it is not the media (use a different brand if possible)l. If that does not work and you get the same results try rebuilding the project in DVD-A and burn again. Currently Ridata BDR discs are 1.99 USD and LG’s are a bit more. Another no cost option would be to take your disc to BestBuy and try the different players there to see what results you get.

Also, just for troubleshooting, try disabling any antivirus during the capture. You may also want to ensure that you don’t have a bunch of background programs running that are not needed. (you can disable them by going to start/run/ and type in msconfig. There should be a tab called startup. You can uncheck everything that you don’t want running (or don’t need running).
