Upgrade the Matte Key effect to 3D, then at the top you’ll get a Shape parameter already set to Page Fold. Just enable it.

Select your Text in Marquee (arrow tool), then go to the Scripts Library (on the bottom left by default).
Navigate to the Scripts Tab > Avid Scripts > Text, and there you’ll find Type-On and a few others.
You can also do this in AvidFX. There’s a tutorial here:

It’s just a bug, and yes annoying.
Just Mark In to Out on the whole sequence, right-click on the sequence and select ‘Remove Match Frame Edits’

Just Double-click the Sequence in the Bin. Will automatically load into your record monitor. Doesn’t get much quicker than that.
