  Opacity Keyframes stuttering after render

  I have a clip that I applied opacity key frames to have it fade from 100% to 0%. After I render, the transition is smooth until about 50% and then it starts to stutter and is choppy until 0%. I have tried turning off the GPU assist and I have updated my software to Premiere Pro CS 5.5.1. Still nothing is working. Even tried putting a dissolve transition instead of the key frames and it is still choppy.
  Please advise!!!
