Actually I have been able to burn H.264 Blu_Rays using the Share function just fine, but the quality is not as good as burning to mpeg-2. Very easy to see the difference in side by side comparisons of the same footage, especially when projected or played through a good monitor.

Again the lucky one I guess, I just did the regular upgrade path on my new Nehalem and have had no issues except a Magic Bullet plug-in that hosed FCP 7 until I got the updated software. That and waiting for the G-Raid Esata driver for Snow Leopard are the only issues I have experienced with upgrading to Snow Leopard. A few older programs needed Rosetta to be installed to work, but overall a seamless transition without having to go through a week of re-installing 100 programs and plug-ins and entering 20 digit unlock codes! I have never done a “clean install” when upgrading on 6 machines and several OS upgrades!

Yes I can’t believe Sound Forge is at version 10 now,
and it still doesn’t have the ability to add and stack tracks like Vegas and Acid Pro….

Well for one thing, affordable and good, quiet neighborhood are two mutually exclusive things in SF.
My honest thinking is that you would have to pay so much for a decent space that it would be very hard to recoup your investment/monthly rent. Have you already done a search of the post and creative community to see what already exists and what the rates are??
