Thanks for posting this info! I was experiencing audio cutouts after rendering and turning off the buffering fixed it! Big help!

I mysteriously started having this problem too. I’m using Vegas 13 (build 373).

Used Nigel’s suggestion:
“Under preferences for Audio Device, DESELECT Enable Track Buffering”.

And now everything seems fine (so far :).
