  Adding Transition Restores Deleted Frames

  I am a novice user of Vegas Pro 12 and have run into a problem with transitions. When I delete about 5 frames at the end of a clip using the split function with Auto Ripple on, the transition between the two clips plays correctly. However when I apply a transition (NewBlue Titler Pro 3.0 ) the previously deleted 5 frames are restored.

  I would greatly appreciate any help to overcome this problem.
