Yeah, you could in theory use it with NFS but that creates issues were AE won’t render to it, iTunes will get really cranky, etc. NSF is also not as fast as the default AFP.
We are discovering this as well – and have realized we will still continue to use Sparse Disk images.

I let our local Apple store take my order yesterday. They didn’t submit it until 7am. We’re not getting ours till Feb now. Pretty bummed out about that.
