It sounds like your render bitrate it too low. The preview window is uncompressed, before being set to an encoder (render as), so any encoding artifacts will never been seen in the preview window.

I have tried many of them, render to high quality avi, wmv,mp4.
I redone it in final cut pro just to save any hassle & it looks fine.
Would like to figure it out for any other projects though.

I think it would help if you explained what you were trying to achieve because you were using a Mask compositing mode but you didn’t really have a Mask and you need to understand that placing a track into a Compositing Mode other than Source Alpha will affect all of the tracks below it whether you want it to or not. So you need to use track compositing modes very carefully. I don’t think that what you were doing even needed a composting mode but you would have to explain what it is you were trying to achieve so that we can suggest alternate ways of achieving it.
