I only get this problem with Canon 5D3 clips.
I have edited clips with no transitions, just cuts.
When I render it out, on about 20% of clips I can see like a 1 or 2 frame fade transition.
    Driving me nuts.
    Any suggestions?
    Thanks.

Zoom in on a problem spot in question. You will probably see an overlap of the events of that frame or two you speak of.

If you don’t have snapping turned on, this happens easily as it is hard to perfectly align one edge with another. Even with snapping on, one can twitch the mouse a little and get this. Rare but it can happen.

To add to Norman’s post, make sure that Quantize to Frames is enabled as having this turned off can mess you up.
